The picture looks promising for Edinburgh’s landlords and those wanting to invest in property with the average rent in the capital hitting an all-time high. The buoyant rental market is a far cry from the first quarter of 2021, when the city recorded a year-on-year decline of 6.9%. The average rent is now £1,191 – the highest figure on record and almost a 10% increase on this time in 2021, which is attracting much attention from international and UK investors.

Edinburgh’s rental market is predominantly one and two-bedroom properties (82%), providing an excellent investment opportunity for smaller budgets or those dipping their toes in the property market for the first time. The city’s economy is booming, it has 43,000 undergraduates and 17,000 postgraduates looking for accommodation, 68% of the properties are flats and almost half of the city is a green space.
