Isle of Barra’s Popular Cafe Kisimul in Castlebay is Brought to Market by DM Hall at Offers Over £275,000

A popular dining and drinking spot in Castlebay on the Isle of Barra has been brought to market by DM Hall, one of Scotland’s leading firms of chartered surveyors.

Café Kisimul, in Castlebay on the Isle of Barra, HS9 5XD, is in walk-in condition and has been in the Bari family’s ownership for 18 years. It is being marketed for sale at offers over £275,000.

Named after Kisimul Castle, Norse for Castle Island which overlooks the village, the main settlement on the 1200 population island, Café Kisimul is a single storey, detached, licensed restaurant situated on the west side of Pier Road, Castlebay which lies to the south of the Island of Barra.

The 630 sq ft restaurant, which can accommodate 26 covers inside and a further 24 on the outside tables and benches, occupies a prime location 200m from the main ferry port.

The benches overlook the historic castle which draws large numbers of tourists throughout the busy summer season. The Café’s kitchen is contained within the rear section and provides food preparation and storage facilities.

The tourism industry in the Hebrides has shown strong and steady growth over the past decade providing a solid and growing customer base throughout the summer season. The surrounding properties are a mixture of residential and commercial including a number of retail units and various licenced/leisure premises. Additionally, the restaurant draws custom from surrounding residential and commercial properties.

The Isles of Barra and Vatersay are the most southernly inhabited islands in the Outer Hebrides and the most westerly in the UK. White sandy beaches and beautiful scenery mixed with a rich history and a strong community spirit are only some of the reasons that Barra and Vatersay won the best island Community, Best Scottish Community and Best UK Community Award at the 2008 Calor Village of the Year Awards.

Transport links to Barra include a number of ferry services from Castlebay to Oban and from Ardmhor to Eriskay. There is also a 50-minute direct air link from Barra to Glasgow International airport.

Margaret Mitchell of DM Hall who is overseeing the marketing process, said: “This is a great opportunity to acquire a successful, busy and readily managed restaurant with an established reputation.

“The current operation has been owner operated by the same family, Pauline and Rohit Bari, for 18 years and in this time has gained a reputation for the high-quality food being offered using locally sourced produce.

“At present the current opening hours are 4pm to 10pm Monday to Saturday operating set meal times of 4pm, 6pm or 8pm. It also offers a takeaway service between each sitting which provides roughly 20% of sales.

“This is, however, reflective of the vendors personal circumstances and gives great scope for any purchaser to increase turnover in a relatively short time frame by increasing opening hours and elongating the trading months.
