The biggest challenge that we are experiencing is whether clients need to sell before they can buy.  Increasingly purchasers are trying to buy “Subject to Sale” which quite frankly is not of much use to sellers who need buyers to commit to them to make them in to “credible buyers.”  The result of this is that we as property professionals have to manage client expectations more than ever and also try to manage what are slowly becoming English type chains.  The dynamics of the market have changed dramatically as a result and it is even more important than ever to make sure that one professional firm is advising clients both with regard to their purchase and their sale so that there can be an overview of the whole process from one perspective.  Only solicitor agents can do this.  The old adage “It is never too early to contact your solicitor” is even more valid than ever before.

Simpson & Marwick’s pounds of property registered for sale in the first five months of this year are 20% up on 2018 showing improved market share.
